New Braunfels looks like a buyer's market on paper. As of April 2026, Comal County single-family inventory sat at 7.3 months, up from 6.0 a year earlier, with an average 106 days on market and a 92.5% close-to-original-list ratio according to Texas REALTORS data. Citywide, Zillow's Home Value Index shows the average New Braunfels home at $345,319 as of May 2026, down 3.2% year over year.

Then you drive north on FM 1102, past the gate at 5975, and none of those numbers describe what you see on the listing sheet. Homes inside Havenwood at Hunters Crossing typically begin around $800,000 and can pass $2 million on larger wooded estates. Single-story inventory carried a median list price near $949,000 in recent months, with a 112-day median marketing time.

That gap is not a rounding error. It is the thesis of this post: Havenwood's price floor is engineered by deed, not set by the market. Once you understand the mechanism, the citywide softening story mostly stops applying, and the way you write an offer changes.

The rule that sets the floor

Havenwood was master-planned by SouthStar Communities and is administered through The Neighborhood Company. Two deed provisions do most of the pricing work before any listing ever hits the MLS:

Homesites are a minimum of one acre and can run up to ten. Every floorplan built inside the community must be at least 2,400 square feet.

Stack those together and you get a structural cost floor. A builder cannot deliver a 1,700-square-foot starter on a quarter-acre slab here, so the entry point is a full-sized custom or semi-custom home on land that already carries an acre-plus premium. When New Braunfels overall is trending toward smaller, cheaper, faster-moving product, Havenwood cannot follow it down. The gate is not what protects the pricing. The covenants are.

This is also why the Keller Williams Hill Country range of $415,000 to $700,000, which floats around on older neighborhood pages, is stale. It reflects a phase of the community before newer sections like The Pinnacle and Crossings at Havenwood filled in with $900K to $2M+ custom builds.

What that floor actually buys in 2026

Once you accept the floor, the interesting question is what a given dollar buys on the inside. Havenwood is not one product. It is a small stack of subsections with different lot logic.

A listing at 2,362 square feet in Crossings at Havenwood on a cul-de-sac with a greenbelt buffer is a different animal from a 4,747-square-foot home in The Pinnacle with 49 paid-off solar panels, a gunite pool, and a pasture greenbelt. Both sit inside the same gate and share the same amenity package: swim complex, tennis, basketball, volleyball, and miles of walking trails through the private park. Only one of them is comping against the county median. Neither of them should be priced against it.

Why Mayfair changes the math on FM 1102

The other reason the citywide read misleads Havenwood shoppers is that the north-side context around the community is shifting fast. FM 1102 used to be a quiet spur off I-35. It is now the frontage for the largest master-planned build-out in Comal County.

Mayfair, also developed by SouthStar and led by CEO Thad Rutherford, sits on roughly 2,000 acres with more than 6,000 homes planned. City Council approved it in June 2021, ground broke in April 2022, and per Community Impact reporting the plan calls for 2 million square feet of commercial and over 1 million of industrial space at build-out. What matters for a Havenwood buyer is not the residential rooftops. It is the retail and school infrastructure landing between Havenwood and I-35.

Concrete milestones already visible from a Havenwood driveway:

  • Costco opened May 15, 2026 as a $33.8 million anchor of the Mayfair commercial district
  • Mayfair Elementary in Comal ISD completed its inaugural school year in 2025 to 2026
  • Major Middle School is targeting a Fall 2027 opening on the same campus corridor
  • Midtown Mayfair retail and the Midtown Swim Club are staging their grand openings
  • Potbelly opened at Creekside Crossing in April 2026, with Portillo's and Sprouts announced
  • The Faust Hotel downtown reopened in spring 2026 after a $4.5 million renovation

Mayfair was named Best Neighborhood in the Herald-Zeitung's 2026 Best of New Braunfels, which matters less as a bragging right and more as a signal that the retail and school pull is real, not speculative. For a Havenwood buyer, the practical effect is that a house that was ten quiet minutes from a grocery run in 2022 is now two minutes from a Costco and a Comal ISD elementary. That compresses one of the historic objections to buying inside the gate: distance from daily errands.

How to write an offer given a 112-day DOM

Here is the transaction friction that catches most buyers off guard. The citywide narrative says buyers hold leverage. Inside Havenwood, they do, but not on the axis the portals lead you to expect.

The Comal County April 2026 numbers show a 92.5% close-to-original-list ratio and 139 days from listing to closing. Inside Havenwood, single-story median DOM was 112 days. Add those two facts together and you get a specific negotiation shape:

  • Sellers with 90-plus days on market are far more likely to concede on terms than on sticker. Multiple current listings are openly advertising $10,000 in seller concessions usable for rate buydown, closing costs, or price reduction at the buyer's election.
  • Inventory is thin. Only 2 homes closed inside Havenwood in the past month. Waiting for a comparable substitute can take a full quarter.
  • New-construction competition down the road matters. Coventry Homes has been running a free golf cart promotion through May 30, 2026 on move-in-ready homes in Homestead, Mayfair, and Veramendi, and rolled water-softener incentives into July 2026. Havenwood resale sellers know their buyers are seeing those offers on the same search screen.
  • The 2,400 square foot floorplan minimum means there is no "downsize inside the gate" option. A buyer who wants smaller square footage has to leave the community, not shop a different section.

The move for a serious buyer is usually to ignore the headline list price, model the total monthly cost including a rate buydown financed by seller concession, and compare that number against a new build in Mayfair or Veramendi with builder incentives layered in. That comparison is where the deed restrictions quietly do their work: the Havenwood home comes with an acre of mature live oaks and a private amenity plan that a production build on a smaller lot cannot replicate, no matter how generous the builder promo.

Is Havenwood zoned to the same schools as most of north New Braunfels? Havenwood at Hunters Crossing sits in Comal ISD, and per local brokerage neighborhood pages residents are typically zoned to Hoffmann Lane Elementary, Church Hill Middle, and Canyon High. Attendance boundaries are set by the district and can change, so confirm the current assignment for a specific address with Comal ISD directly.

Can I still build custom inside the community? Yes. SouthStar has continued to release homesites, and lot inventory is available in the one-to-ten-acre range. Any plan has to clear the community's architectural review and satisfy the 2,400-square-foot minimum.

Does the Comal County buyer's market really apply here? Partly. Buyers have time to compare and room to ask for concessions, and rate buydowns are common. But the deed restrictions keep the price floor intact, so waiting for a citywide-style price collapse inside the gate is not a strategy that has paid off in this cycle.
